It all comes down to how bad you want the house. You could offer 5% or 10% less than the listing price if you don`t want to insult the owner and hope to start the negotiation on the right foot. Just make sure that you base your offer on some research, like what comparable homes in the area have recently sold for and so on.

How much below the asking price you make your bid is largely determined by how desirable the area of the home is, and how much interest the house has generated. If you heard a lot of positive comments at the open house, and homes don`t seem to stay for sale long on the street, then you might not want to offer much lower than 10% to start the buying and negotiation process.

You need to find comparables of recent sales to determine what price is appropriate. Contrary to what the first respondent stated, you probably will not get a chance to raise your offered price if someone tenders an offer which the lender finds acceptable. You can always raise your offered price if yours is rejected, but if another better offer comes in before you get a chance to raise your offer, the lender will most probably accept the best offer without notifying you.

when you are going to buy the house then you will be told about the demand of the seller of the house which can be for the sake of example 1500000$. so the offer that you can give to him should not be very low as that will not even spoil the deal but you wont be able to interact with the seller in the future. so you should give the offer for example of 1100000$ but not the very low offer like 500000$ friend. good luck and buy the house.

We made an offer on a short sale property and the seller`s agent told us that we that we have the strongest offer. My agent has been following up with the seller`s agent three times a week and told the agent we like the house. For some reason the bank accepted another offer below our price which does not make sense. We think either the seller agent is unethical and did not present our offer to the bank. We have high credit score and was willing to put 30% down payment on this house. What should we do? I thought about contacting the bank directly since the agent is not returning our calls.

Found our dream home which is selling at 285K, we really only want to spend 175K or less on a home We`ve been told that the owners are out of state now and home is vacant. Its been on market a year. assessed at 315K. We`d like to offer 175K at most. Realtor has said the owners want it sold, and that its very possible they would accept such an offer. Is asking 175K not reasonable on this property?
