First of all make a market survey of real estate and find out whether it is booming or busting in your area and also find out the comments you have received for the house you are planning to buy. If the comments are good then the houses will be sold out soon else vice versa. You can demand for a reduction of 5% -10% on the listing price but don`t stubborn otherwise you may lose a good opportunity in hand. Try to use your best negotiating skills and strike a deal.

You need to find comparables of recent sales to determine what price is appropriate. Contrary to what the first respondent stated, you probably will not get a chance to raise your offered price if someone tenders an offer which the lender finds acceptable.
