Outline the (initial) term of the lease (1 year, 2 year, 3 year, 5 year, etc) and whether there will be an option to renew. Put the start and end date of the initial term and also a clause about an extension requiring written notice of renewing. If your signing a longer term lease, you might want to ask for a signing incentive like 3 free months rent. Then you need to outline the actual rent rate and whether it will be a base rent plus all operating costs or specified ones like utilities, telephone, water , electricity,etc. The agreement should then indicate the interval the tenant will pay (e.g. monthly, weekly) and if there is a provision for rent increases or not. Outline the permitted use of the premises and put in a sublease clause that gives the tenant the right to assign the lease if they want to get out.
